Update
on
the Rehabilitation of the Kerr Block - March 9, 2011
The former Kerr Hardware building at 61 W. Chicago St. in downtown
Coldwater will be renovated. Renovation will comply with the State and
National Historic Preservation requirements. Plans for energy creation
and energy efficiency technologies include:
- tightly insulated envelope and
windows
- geothermal heating and cooling
- solar panel pilot project
- grid connection to return
surplus energy to CBPU
When complete, the Kerr building
will provide 1-4 commercial spaces on the first floor, 9 loft-style
apartments on the upper floors, and two additional upper floor office
spaces.
Renovation will begin as soon as the following are complete:
- Grant approval for the final
environmental report to submitted to MSHDA (Michigan State Housing
Development Authority). It is anticipated the by April requirements for
the grants, tax credits and other tax incentives necessary to complete
the project will be fulfilled.
- Tenants have signed up for
some of the commercial space (see below).
HELP JM WINGARD FIND TENANTS!
For commercial tenants, the following incentives are offered:
- Tax Credits which will repay
about 50% of build out expenses and some equipment expenses.
- Renaissance Zone entitles
businesses to ten years of tax abatement.
- Liquor License available for
the site.
- Energy Efficiency Rebates from
the City.
- Low Interest Loan assistance
from the City through a Community Development Block Grant (CDBG).
- Low Energy Costs are available
to all tenants because of the building's geothermal heating and
cooling, a tight building envelope, a solar pilot project and a grid
connection.
